    The other day I was speaking with a Canadian woman who had just moved to the Riviera and she was explaining her glee at walking thru Sam’s Wholesale Club, she said she was practically skipping down the aisles finding all the products that she uses back home. It reminded me how important the places are that provide the comforts of home and how the transition from moving from one country to another can be difficult.

    The town of Puerto Aventuras is not only an amazing place to live, as we have mentioned, but we have a variety of places around us that are easily accessible for purchasing products from around the world. Five minutes on the Highway we have a large super market called Chedraui that has a section designed specifically with all types of wonderful products aimed at foreigners and the Mexican gourmet. 15 minutes north on the edge of Playa Del Carmen we not only have Sam’s Club, we have City Club and in the town of Playa Del Carmen there are two Sam’s Clubs and a Home Depot.

    Many years ago you had to drive to Cancun for coffee, now we even have a Starbucks in our little village. For some of us this is bitter sweet, but there are days when waking up someplace and being able to find something we can buy, cook and that reminds us of family traditions is comforting, especially during the holidays. The transition to beautiful Mexico is pretty easy. Now, you can have the best of the Caribbean with the feelings of home.

  • Can I own Property in Mexico as a foreigner?

    Owning property in a foreign country is a lifetime dream for many.  Non-Mexican citizens can buy property in Mexico. There is an legal instrument for foreigners in Mexico called a Bank Trust or fideicomiso. 

    The fideicomiso is a bank trust in which the bank acts as a trustee by holding the trust deed for the purchaser who is the beneficiary of the trust. The fideicomiso is authorized by the Mexican government through the Ministry of Foreign Affairs. The bank is the legal owner of the real estate, but the beneficiary retains all legal rights of ownership and as a result may sell, rent, and bequeath the fideicomiso or property to whomever they choose or their heirs.

     

    What can the Foreigner Beneficiary expect from the Trust Agreement?

    - The beneficiary can occupy the property for the life of the trust.

    - Title to the property can be transferred to the foreign beneficiary in the event that he acquires legal capacity to hold such property, or to any legally qualified person he/she may designate.

    - The trust can also be heired to your family by naming them as substitute beneficiaries in the event of your death. The property can also be sold to a person legally authorized to own land or to a foreigner via a trust.

    - The property may be rented.

    - Beneficiaries are allowed to modify their property. Construction, in accordance to local zoning regulations, is permitted at the owner's expense

  • 6 Easy Tips about Staging your Condo or Home for Sale

     

    Tip #1. Vacant properties sit, staged properties sell
    Staged homes sell 2 – 3 times faster and up to 6 per cent more than unstaged ones**. People perceive staged units that are well decorated as worth more. Professional stagers know how to highlight the features of the unit and distract from any “not so desirable” features.

    If your budget is limited consider focusing on the main living areas and at least one bedroom. If you can’t borrow furniture and artwork, rental companies carry everything from furniture to linens. Just keep in mind that the goal is to show people how to use the space effectively.

    Tip #2: De-clutter
    Most living room condos have way too much stuff. The best thing to do is de-clutter like crazy! Get rid of books, vases, personal pictures and store them.  The goal with de-cluttering a small space is to create as much visual space as possible.

    It’s all in the details
    Replace all burnt out bulbs, touch up any nicks and dents in high traffic areas, replace torn screens and fix leaking faucets. Once the fix ups are done it’s time to focus on the pretty stuff. Fresh linens in the bathrooms, a bowl of fresh green apples on a kitchen island, fresh flowers on a dining table or in the entrance way.

    Adding live or silk greenery to bathrooms and adding a new crisp bedding set to the Master all help create the impression of a well-cared for home

     

    Tip #3: Clear the counters
    Clutter on the counters is a big no-no. Not only does it look messy but it also makes the room much smaller in appearance. Pretty much everything, your coffee maker, toaster, knives, everything should be taken off the counters. A nice vase with colorful, fragrant flowers is your best option.

     

    Tip #4: Purchase a beautiful new shower curtain
    Bathrooms are small, and a really pretty shower curtain can make a big impact by sprucing it up with a stylish item. Ensure that your counters are clear in the bathrooms too. Combine that with fresh flowers and nice, wimple white linens and you’re done.

     

    Tip #5: Bedding is always best
    The easiest way to spruce up the master is by adding some gorgeous new bedding and accent pillows.  Again, because the space is so small, new bedding will make a huge impact on the overall look of the room.

     

    Tip #6: Choose a neutral colour palette

    Bold colours are great for living, but not for selling. Light and Bright should be your motto! Stick with a warm, neutral palette like tans, taupes and greys. Avoid dark colours, especially in small spaces (like powder rooms). Keep the ceilings white to keep walls looking tall. Rule of thumb, if the walls haven’t been painted in over 2 years, now is the Time!
